Second-home ownership

Rental potential starts with permission

A framework for investigating short-term-rental use in Teton Village and Jackson Hole, without assuming an address is eligible.

Separate permission from performance

A property can look attractive for rental use without being available for the use you intend. Before reviewing income, establish current property-specific permissions and restrictions. The county-specific starting point below links to published guidance. It does not establish eligibility for an individual address.

Build an evidence file

Obtain current information from the appropriate government jurisdiction, recorded documents, association, and management agreement where applicable. Record the source, date, exact property, and any conditions or unanswered questions. Ask a qualified professional to resolve conflicting information.

Read an income estimate carefully

Clarify the period covered and the personal-use calendar. Separate gross receipts from expenses and identify assumptions about occupancy, rates, management, maintenance, and replacement costs. Historical results and projections answer different questions; neither guarantees your outcome.

Verify before relying on the result

The county source below is a starting point. Confirm current rules with the applicable jurisdiction, then review property-specific association and management documents. A purchase decision needs verified information for the actual property, not just a general guide.

A county-specific starting point.

Teton County’s short-term-rental guidance identifies Teton Village Area I among approved developments. Confirm whether the actual parcel falls within the relevant approval. Do not treat the broader Teton Village name, or a portal’s rental label, as the answer.

Start with the current county regulations and property documents. For a property inside the Town of Jackson, establish the applicable town requirements separately; do not extend county guidance to a different jurisdiction.

Keep a dated record of the parcel, jurisdiction, written approvals, association restrictions, management terms, and the source of each answer. Then review income assumptions. Return to the Teton Village guide.
